How it works

 

1. Loan Request is received from borrower or originating Mortgage Broker.

2. Mortgage Broker or Client work with TCRM loan officer.

3. The Mortgage Broker faxes a fully filled out Loan Registration Sheet and a full loan package, if available, is sent to TCRM.

4. TCRM will quote rate and term within 24 hours of submission.

5. Mortgage Broker quotes to customer.

6. Upon customer(s) acceptance, telephone interview between TCRM Loan Officer/Mortgage Broker/client to review procedures towards closing loan.

7. TCRM Application Agreement issued giving Mortgage Broker and TCRM a 60-day exclusive on the loan.

8. Upon receipt of signed application and fee, if required, file is assigned to a TCRM underwriter.

9. TCRM underwriter orders appraisal or appraisal review.

10. Mortgage Broker begins to bring in needed documentation to complete loan package.

11. Commitment fee or attorney deposit check is sent in, if required.

12. Title is ordered.

13. Loan is approved for closing within 72 hours of receipt of all documents pending final due diligence.

14. Closing documents are ordered.

15. Closing is scheduled and takes place
